Terms of Service Effective Date: 8 July 2026 Welcome to AirStayz. These Terms of Service ("Terms") govern your access to and use of the AirStayz website, mobile services and related platforms (collectively, the "Platform"). By creating an account, browsing listings or making a booking, you agree to these Terms. 1. About AirStayz AirStayz is an online marketplace that connects guests with accommodation providers ("Hosts"). AirStayz facilitates bookings and payments but is not the owner, operator or manager of the accommodation listed unless explicitly stated. 2. Eligibility To use AirStayz you must: Be at least 18 years old. Have the legal capacity to enter into contracts. Provide accurate and complete registration information. Keep your account details secure. You are responsible for all activity carried out using your account. 3. User Accounts When creating an account you agree to: Provide truthful information. Keep your contact details up to date. Maintain the confidentiality of your password. Notify AirStayz immediately if you believe your account has been compromised. AirStayz reserves the right to suspend or terminate accounts that provide false information or breach these Terms. 4. Bookings All bookings are subject to availability. A booking is confirmed only once: Payment has been successfully processed. Any applicable security deposit has been received. A booking confirmation has been issued. Guests are responsible for reviewing all property descriptions, house rules and cancellation policies before making a booking. 5. Security Deposits Certain bookings may require a refundable security deposit. Where applicable: The deposit must be paid before check-in. Deposits are held against damage, missing items, excessive cleaning or breaches of house rules. Deposits are refunded following inspection of the property. AirStayz reserves the right to deduct reasonable costs where damage or losses occur. Where repair or replacement costs exceed the security deposit, guests remain liable for the outstanding balance. 6. Payments Payments are processed securely through our approved payment providers. By making a booking you authorise AirStayz to process payments for: Accommodation charges Service fees Security deposits Approved damage claims Additional agreed charges 7. Guest Responsibilities Guests agree to: Treat all properties respectfully. Follow all house rules. Keep noise to a reasonable level. Leave the accommodation clean and tidy. Report any accidental damage immediately. Respect neighbours and other occupants. Guests must not: Hold parties without permission. Smoke inside non-smoking properties. Engage in illegal activities. Damage or remove property belonging to the host. Allow unauthorised guests to stay overnight. Failure to comply may result in immediate termination of the booking without refund. 8. Host Responsibilities Hosts agree to: Provide accurate property descriptions. Ensure accommodation is safe, clean and legally compliant. Honour confirmed bookings. Maintain appropriate insurance where required. Respond promptly to guest enquiries. 9. Cancellations Cancellation policies may vary by listing. Applicable refunds will be determined according to the cancellation policy displayed at the time of booking. AirStayz reserves the right to cancel bookings where fraud, safety concerns or breaches of these Terms are identified. 10. Reviews Guests and Hosts may leave reviews following completed bookings. Reviews must: Be honest. Be respectful. Not contain offensive, discriminatory or misleading content. AirStayz reserves the right to remove reviews that violate these Terms. 11. Prohibited Activities Users must not: Use false identities. Commit fraud. Upload harmful software. Interfere with the operation of the Platform. Circumvent payment systems. Harass other users. Copy or scrape website content without permission. 12. Intellectual Property All content on AirStayz, including logos, branding, graphics, software and text, remains the property of AirStayz or its licensors. You may not copy, reproduce or distribute any content without written permission. 13. Limitation of Liability To the fullest extent permitted by law, AirStayz shall not be liable for: Loss of profits Loss of business Indirect or consequential damages Disputes between Hosts and Guests Personal belongings lost during a stay Events beyond our reasonable control Nothing in these Terms excludes liability for death or personal injury caused by negligence, fraud, or any liability that cannot be excluded under applicable law. 14. Account Suspension AirStayz may suspend or permanently remove accounts where users: Breach these Terms. Engage in fraudulent activity. Repeatedly receive serious complaints. Pose a risk to other users or the Platform. 15. Privacy Your use of AirStayz is also governed by our Privacy Policy, which explains how we collect and process personal information. 16. Changes to the Platform AirStayz may update, modify or discontinue features of the Platform at any time without prior notice. 17. Changes to these Terms We may update these Terms from time to time. The latest version will always be published on our website. Continued use of AirStayz constitutes acceptance of any revised Terms. 18. Governing Law These Terms are governed by the laws of England and Wales. Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales. 19.
